understand how the market works and what is involved in selling property especially
if you are selling your home yourself.

First of all you will have to weigh up the pros and cons of selling your home
yourself or through an agent.
Selling through an estate agent
If you are selling your home through an estate agent it is important that
you find the right one at the right price. It is also important that you build
a good relationship with your agent. Get quotes from at least 3 agents before
settling on one.
Selling your home yourself
If you are selling your home yourself there are a lot of things that you need
to take into consideration. You will have to ensure that you put the right
price on your home or you could end up losing out if the price is to low.
Or not being able to sell it if the price is too high. You will have the task
of going out and getting the buyers yourself by marketing your home.
Is your home ready for sale?
Any repairs that need doing should be done before you put your home on the
market. Before showing people around your home use a checklist and tick off
what needs doing.
Show your home
Once your home goes on the market you must be prepared to show people around
your home. Put together a list of what will be included in the price or what
you will sell separately. Also write out a fact sheet of what your home and
area have to offer. You can give the fact sheet to prospective buyers (and
even if it's not what they are looking for they might hand it onto someone
who is looking for a property in your area.) Remember to be honest when writing
a fact sheet.
Why is my home not selling?
There are only 3 options if your home isn't selling. 1. Sit it out and wait
2. Lower the price 3. Take it off the market. If your home isn't selling it
could be down to your agent. You could sign up with a few more agents to broaden
the number of potential buyers.
